I think there are probably a number of 'horror stories' out there from investors who used sketchy providers...You'll get lots of ideas and inspiration from those four podcasts I recommended above. :-)

I would have accepted it and moved on if it weren't for all the inspiring people on the BP podcasts.. should I contact the owner (I think it's his name on the income report the realtor sent me) and ask if he would consider seller financing, though it's already listed with someone?)

I originally agreed with your philosophy when first getting into learning REI about starting small to get the experience and make mistakes when it matters less, but then I was inspired to do bigger deals to start with.

There are many parallels to these cases and Morris: the schemes relied on a charismatic leader that inspired confidence and got investors to open their checkbooks with little due diligence, the scammers ended up being victims of their early success in that they oversold something and in the end couldn’t deliver.
