Your thermostats likely are 240VAC controllers.I don't have these in my low end LTR houses.I'd rip all these out and put in a modern and proper HVAC system.If your not too far north I'd put in a Heat pump system.

I'd pass on jeffersonville, licking county is good but suburban deals can be tough, I'd pas on Cleveland.

I'd choose one, then trial it out to see if it fits your needs.

I'd like to continue house hacking, but because I'm a real estate agent on 1099, I need a solid plan to generate more income to help with qualification.

Please note -- although this is separate from property management, IF your PM handles this for you in addition to traditional property management, is the fee you would pay them for this different than if it were a completely independent construction manager/overseer not already associated with the apartment complex?

I'd probably loose money if I had to sell, but I don't intend to and I'm not loosing money on it now.
