We started using Pipedrive in January to manage our notes through all of the phases from review>loss mitigation>performing and also use Basecamp to post info and discuss among out management team, mainly because Pipedrive does not have a "discussion board" tool.

My understanding is that the utility cost is not considered 'rent' and therefore, in Ontario, if not paid by the tenant - cannot be grounds for eviction.

I just mention those as andidotal stories because I like to tell stories and I have been developing land since the late 70s and I have a lot of them.In CA it can take decades .I just did 7 lot split in North  Charleston SC and that was done in 120 days start to finish.. but it was on existing streets.... so just platting.I have a 23 lot project in Portland going right now... we will put the first stick in the ground 2 years from when I went into contract.. we started the underground in July and will pave next week.to be fair we have had a brutual winter .. and my excavator failed a Sewer pressure test and had to replace 300 ft of main line ( on his dime).. but with those two things we are 3 months longer than we like and with a 1.2 mil loan even at 6% its 20k in extra holding cost.When your doing development any dollars less than 100k are just small bills  LOL.

One thing you can do is set things up quarterly by the season.. makes perfect sense.Look water heaters, cooling systems, boiler systems,schedule filters on those systems to be changed or inspected.exterior roofs, siding, windows a good general inspection spring and falllandscape grounds, parking area's including trash areas at least 2 times a year for needed replacements or lot line painting, or pot hole fixing..You should get into the units for a quick look see at least 2 times a year.. if not, be sure and schedule one before you renew a lease to make sure the upkeep is to your satisfaction.Just don't replace all the stoves at the same time or fridges,, then you'll have them all die again at the same time.. do appliances as needed.. and save some $$ so you've got that covered.

The city should have record if a in ground pool was on that property before. and usually requires a inspection if one is removed.. so insure that the pool stuff is removed properly,, to back hoe and find out what's below you probably looking at several grand.. it's weird the area is soft and not draining.. is there a issue with sewer system in house??

I know this book inside and out, and yet I still listen to it on audiobooks at least a couple of times a year just to keep me grounded, every time I start thinking this way.
