(I also only allow bookings for the smaller one a month in advance, since obv I want the bigger one to fill up first)I'm currently under contract for a property that is ADA compliant, but will also appeal to guests without ADA needs.

The $62.5k is in essence taking some of your profit in advance in the form of a loan instead of waiting until you sell.
