Your options in the Iowa Quad Cities are going to be Davenport, Bettendorf, and our surrounding mostly newer suburbs, which tend to be more expensive and less likely to cash flow.

@Alec Barnes one of the problems with communication is the different expectations.Agents and consumers all think PMCs should be available 24/7.NOT POSSIBLE for the relatively small monthly fees owners pay PMCs versus the thousands of dollars of commissions agents get per transaction.So, while agents may answer their phones 24/7, most PMCs do not.

There may be markets where there are SFRs with ADUs.

@Alex Capozzolo I've done quite a few new construction projects in Philadelphia, mostly in the 2-4 unit range, but some larger as well.

Why not send copies of the invoices, as well?

Be careful out there....some of the new builds are not comparable to the old builds....many of the newer ones are all siding, no brick, no light fixtures or ceiling fans...just LED recessed lighting...no doorbell, no garage door opener, no attic stairs, one piece tubs, vs tiled baths, no landscaping, no trees, and on and on....they've taken out virtually every single cost.   

Now, I understand that HELOC should be used for short term financing purpose and I am concerned that I may have made a misstep.
