In general it is best to have a solid knowledge of your market, target areas, and access to a good team on the ground to assist you.

For example, flipping is more involved (at least initially until you have a team in place) than wholesaling - generally speaking. 

Getting $30-70k per flip might work for big investor/flipper teams in the expensive markets, but here in flyover country, it just ain't so.Be prepared to do a ton of work, lots of hours, and be prepared to NOT BUY THAT HOUSE that you want, but the numbers don't work.  

Make sure you align yourself with the best teams that you can and start getting out there and building your network.
