It will take talking to a lot of community banks if you don't have additional funds to showcase liquidity reserves and a higher net worth, as the loan will be full recourse.Partner up - combine your equity with a couple other investors to have 30% equity ready for that $1 Million property. - Tim

I currently have two cash flowing properties in Charlotte and I am currently looking for a third property.Like many of you my goal is financial freedom but it has been a slow process since I still work full time.I am looking to do a refi on one property so that I can purchase the third property.

This would be the type of deal where you would be much better served doing a full gut rehab of the building and moving out all of the tenants in staggered groups as you rehab.
