+1 for PMS integration and no issues with VRBO. 

If you sign up for the free trial they will automatically charge you for a subscription (usually around $1100) and they will refuse to issue refunds or close an account.

We mustn't lump everything under one solution/issue. 

Where I lack understanding is at what point do you start making money for example you buy a duplex lets say it was 300k the monthly mortgage is 2,500 each renter pays 1,500 thatd 500 cash flow which is I guess “profit “ but as the landlord you're responsible for major repairs such as but not limited to roofs, plumbing issues, electrical issues that all can be expensive you would have to have money saved so that 500 cash flow is profit but wouldnt it just have to sit in a bank account? 

The issues come in when the investor buys the property and how good they are at doing their own title search and determining a clear chain of title.  

I'm getting ready to sell my first home, purchase my 2nd home and invest in an additional property to flip.

Hopefully I can get in front of these particular issues and have a lot less to worry about for many years. 

ground up construction is always much cleaner . in a fix and flip there are many unknows that may pop up after the demo stage is complete
