I was driving around looking for distressed properties and saw one with a sign on the door saying it was vacant.

I am probably going to look for properties on Craigslist and I'm constantly driving for dollars list so I'm not going to be using the MLS at this point.

We also drive for deals, postcards, ect.

Your comps appear to be active listings not what has been sold.The margins are way to thin on this as the Holding costs will be a lot higher than 3k and closing costs probably more than 12k when you factor in taxes etc. throw in a 20% contingency on top of rehab and the deal is making very littleJust my 2 cents on how I would analyze it

They are no doubt managing these huge portfolios strictly on a spreadsheet basis and will have huge datasets in which they can spot trends or money sinks and drive out costs from their management profile.

Needy or entitled tenants (or worse needy entitled tenants) will drive you crazy.

Cheaper isn't always better so you need to consider many other factors and compare many managers.You can start by going to www.narpm.org and search their directory of managers.
