I have a decent understanding of the numbers. 

I know I will have to pay incomes taxes as apart of this conversion, but I've been doing some reading and can't seem to understand if I will also be hit with additional taxes as a result of something called "pro-rata rule".

I understand that having a real estate license isn't essential to real estate investing, however I do want to get at least a year or two (maybe more) under my belt and truly learn the ins and outs of the industry before investing in my first property.

I can completely understand the impression of getting scammed when the tenant is showing the property - because it happens.  

I understand marketing campaigns, and the need to "stay the course" before you "throw-in-the-towel", but I'm considering dropping this campaign.I've been doing it for about 6 months, with minimal results.  

It is my understanding that commercial property (i.e.

I understand the area is growing especially with the new stadium.

But I do understand that I need to be protected.

The finance aspect is what I feel least informed about and the area I am working most to understand before I put an offer in on a property.  

I understand that that formula is a base line and you can between 60% - 80% depending on the property.
