Hey @Julie Marschlowitz, I hate to break it to you, but you will never ever get the appreciation that you got in SoCal here in San Antonio.

I don't think my spreadsheets and notes are going to work very well when my portfolio grows. 

And, of course, you shouldn't buy anything with so little cash flow anyhow...On the other hand, if you've ever played the cash flow board game you will have noticed that there are cycles to everything, and while there are times to buy assets, there are also times to pay off debt.
