I have 0 pity for fools who do these kind of scams, and that's exactly what they are, scams and cons.

I have yet to encounter an issue with land trusts. 

My experience in the military was a full term of racism, sexism, pushing mops and brooms, and encountering ultrahazardous conditions.

Also, the trend for the aforementioned metrics is also very important.These are just some of the indicators that will help you understand the quality of an area as well as the tenant profile that you will likely encounter there. 

It could happen at some point but the odds it will happen in this 10 year window are far less than that we encounter another recession on the scope of the GR because event the GR did not cause it to happen.The GR did hurt cash flow in many markets (my market it was basically flat) but did not result in a 10 year period without rent increase in San Francisco (or my market)Good luck

Might be time to invest in a new one depending on the class of the rental.Also to chime in, Sears has the WORST customer service I've ever encountered, rivaled only by spectrum.  

You never know who is out there to scam you.

I have done a little research on Josh Cantrell and his other seminars, so it seems legit, but I figured I would bring it up on this forum since there are so many people in this community who have proven to be very knowledgeable about what works and who are scam artists.
