I do an additional 1/2  month security deposit as it can be used for any issues and all animals (pet or ESA) must be seen by a certified animal trainer to ensure they are not a threat to  people or property.

You just have to make sure you account for that type of capex issue in your underwriting. 

I would have no issue with flipping a rural property.

The issue is that this tenant has unfortunately died and the wife no longer wants to move into the property.

Anthony thanks for taking the time to respond to my post the cash flow issue will not be resolved until my brother who lives at the house is not able to care for himself at that point then I will have a decision to make on this property, my thoughts were can I consider the house a business expense for tax purposes or do I need to consider it as personal property for the taxes.
