Selling the stock, would take 25% of our stock portfolio.17% of our net worth would be tied up in the condoIf property sat empty for a couple years.. hmm, I would not be a happy camper because I would be eating carrying costs, but it would not effect my day to day life.The real estate market in this area is slowly coming back.

Keep in mind that assessors normally only value real estate on one effective date each year and have to carry out other program objectives in addition to the collection of sales data.

I can go into anticipated market changes (not valid so much as saying the estimated value as of this date) but it is a footnoted issue as the lender can be effected by significant changes in the market that are expected to occur.

A Cyclical market is subject to much wider swings in pricing.Example: I would bet dollars to donuts the rural markets and places like Topeka Kansas saw some effect from the national run up in home prices before the sub-prime but never the same wide swings that Florida and California saw.The big advantage of a linear market is much less downside price risk.The cyclical market on the other hand IF...IF you can time it right will yield nice capital appreciation but of course has higher down side risk.

I believe you must pay at least the first 3 months of the policy even if you only have it effective for 2 months.
