Just my personal opinion as someone who has been at this for 28+ years 

I always try and get 2 or 3 people’s opinions on my purchases-and I bait them into why they wouldn’t do the deal to try and hash out the reasons that they might have kept to themselves beforehand.

I would have bought assets instead of a mountain of liabilities and got my financial education right instead of what my broke parents taught me about money .

Anywhere on the Emerald Coast (Pensacola, FL to Panama City Beach, FL) is very friendly to short-term rentals in my opinion and quite profitable as well.

I've gone through enough real estate education to know that just about everybody recommends pinpointing certain areas -- zip codes or sometimes even neighborhoods -- in which you see a lot of cash-buyer activity and targeting those areas to find houses.

If you know the area well let me know what is your opinion.
