Sometimes a good letter is all it takes to keep things from getting that far, and usually attorneys are good for that if good faith efforts to have your deposit returned have failed.

I call BS on that, because he wrote them a clear letter showing intent to vacate.Now I know it's not my problem, as the applicant signed his lease and sent me the security deposit.....However, I'd like to do him better and help him exercise his rights......Anybody know how to go about enforcing this??

The tenant should specifically describe the damage or defects and the required repairs in both the phone call and the letter.

@Chad Duval In all honesty, based on the area in MA you may be able to charge $50 per month additional for a pet.Typically what we do is make the tenant verify the animal is up to date with a letter from their vet, verify that the tenant has renters insurance with the pet named as an insured and also have them register the animal with the town/city the property is in.

When I had to cancel a lot of my reservations for my condo I sent them the letter that my HOA sent me banning short term rentals and they waived all of my cancellations for free.
