You've got to do something ridiculously criminal to screw up so bad that some attorney will take on a case for free because of how easy the path to taking your money is.

Acceptable criteria is fairly straightforward when it comes to past evictions and criminal history, but a large number of students don’t have jobs or credit. 

They would have the right to call the note due, or worse, criminally prosecute you.Also, not everyone wants to live in one side of their rental property.

I understand a tenant who might be short rent, but to not pay anything should be criminal.  

When it comes to renters I am more concerned with employment history, criminal records and evictions.

Criminal minds can be so creative, that if chanelled in the right avenues, the success should be equal to if not greater than drugs, guns, and prostitutes.While it may seems simple, to just say "hey why don't you try something legitimate" we are dealing with much much larger socio-economic issues/roadblocks.

Prefer someone with violent criminal history & as many noise complaints as possible.
