When you go in to a bank and you have 4 or 5 houses and a year or two under your belt, they don't tend to view you with rose colored glassed.

This is a particularly difficult unit for me to get good tenants and after the application process he seems to pass with flying colors.

I am thinking about changing up the colors from the typical black and yellow signs I see all the time to make the stand out above all the others.

But if I was able to pick up a few property's that need work in the not so desirable areas for a great price and made them stand out with a nice outside paint color and clean interior the chance for a good cash flow is there.

Click on that and the map will turn different heat colors showing where there is more activity and where there is less.Red is the highest, green is the lowest.

In addition, there are features I would change if I lived upstairs that would be untouched if I rented: mini blinds, cream/yellow paint color.

If you don't like the color of a room, put that in terms of what that does to the rent.

Buying from the builder, they covered closing, waved the $2500 "lot premium" for my rear brick wall, added a few features with negotiations, etc and I had quite a bit of control over finishes, colors, etc...all things I had to select along the way, far before completion.

Some people will not like a house because of the interior paint color or the carpet, that does not make it a bad house, but people get turned off by that.
