Buying a multi family rental property

I've been tosing around different ideas for a few months about my next move in real estate. I moved to CT from longisland NY over a year ago. I've house hacked my first property, renovated rented and sub decided the property on my second property in NY and currently own a home in CT about 30 north of Bridgeport. My rental in NY will be on the market within 6 months and then I'm looking to buy a tri plea or four plea in Bridgeport to kick up my real estate game to the next level. My plan is to BRRRR. My purchase price range will be around 60-100k and have a Reno budget around 30-50 depending on purchase price. I've done lots of research and found out that 2-3 bedroom apts go for 900-1350 a month depending on the exact area. Does anyone already invest in Bridgeport ? Just looking for some good blocks or locations there that would be good to look into. With my calculations I should be able to cash flow around 2k a month after refi mortgage and all expenses . Any info is appreciated .
