But, once you have a property narrowed down, I would spend a few hundred dollars on an independent inspection and have a realtor run some numbers for you.  

It's going into escrow and will be released after our 45-day inspection period, should we decide to complete the sale.

I still have inspection and financing contingencies in place so I can easily back out if needed.

I was hoping for something closer but I guess that is hard to find with good returns.

You can sharpen your pencil if you get it under contract of course, just make sure to have an inspection clause and do major due diligence on the property, the neighborhood, the local job market, everything seeing as any little thing will make this a negative cash flow situation.

How did your inspection go and how did you find the inspector?

I’m reading lots of posts on this amazing Bigger Pockets website, and when it comes to wholesaling, I’ve noticed advice stating that a wholesale contract should have an “out clause” (inspection and financing), and an “intent to assign”.

Even finding that one professional that can answer from both perspectives is very rare/hard and closer to an unicorn.
