Being a successful small business owner taught me many valuable skills and gave me a great sense of accomplishment, but with the decline of "traditional playthings" and the rise of electronics as children's entertainment, (do you know a young child that DOESN'T play with a 'screen device' more than wooden blocks?)

Your state may be different, but in CA, the surviving spouse would be entitle to 1/3 and the children would, as a group, be entitle to the other 2/3.Since husband is deceased, presuming he did not have a will either not children from a prior marriage, the two disabled children would be entitle to probate Mom's estate.But wait!

I'm thinking about rearranging my tenant's big furniture items and maybe adding a few more other pieces to market the home better.Are there incentives you offered tenants to compensate for the inconvenience of living in a staged home, accessing the property in preparation for listing, open houses, and during escrow?

-Nothing is ever clean thanks to dust from building materials-You constantly have to move furniture from room to room, damaging walls in the process (walls that might already be finished and now have to be re-finished)-Because you have to keep moving things from place to place, it takes much longer to finish tasks (compared to an empty fix and flip, I estimate about 30% longer to finish tasks)-You can never find anything because half of your life is in boxes-Various things like painting and putting in carpet will take even longer because you want to be able to do those tasks at least 1 floor at a time (if not the entire house at once) to save time.

In other words, the day you achieve $2 million, you can easily retire, never work another day in your life, live off $80K/year, and have tens of millions of dollars to pass to your children, set up a foundation, give to charity, etc.
