Good branding can help and I've seen a few wholesalers do this, but it's not a replacement for a USP when building a solid, sustainable business.I'm not questioning that it's possible to get properties by just being another wholesaler and doing things the way everyone else does...we all know it is.

Me and my partner is shouldering the costs of the rehab work done, but we are taking into account that if we sell below the market rates with a freshly updated house ($320-$320 vs $375) it should be sellable and a win win for everyone.

I was talking to my carpet cleaner yesterday and learned that the local housing authority has asked him to drop his cleaning fee by $40 per house because they are broke.Then he tells me that the HA owes him $4,000 for cleaning and repairs that he did, billed for, and they haven't paid him yet.He asked around and discovered that they haven't paid any of their venders.They told him that they will pay him now because they took out an $80,000 loan so they can pay off their venders.I know that they are still issuing vouchers because I had 3 brand new Section 8 tenants call me just this week.

Hi,We have invested so far in Class C, value add type properties and we received an offer to buy a brand new pre-stabilized property where occupancy is just reaching about 85%.I understand that buying a brand new property is a completely different ball game from buying and evaluating an older Class B/C product.
