Dead to right - - each paragraph of the lease needs to initialed by the tenant at the time of signing - - NO EXCUSES.If the tenant alleges "Unfit for Habitation", you then  have proof that they knew before they moved in.

Be thrilled if they are willing to move on.In the meantime, agree that you need to focus on only fixing the truly broken items that relate to what you as a landlord agreed to handle in the lease for habitability.  

Big cities (and nearby suburbs) of Florida and Texas seem like better long-term bets.

I bet the write offs you will get for the house being an investment property will far out weigh the taxes you will pay on the income.
