I spoke with him a few weeks ago and he said he had a buyer but the guy couldn't get financing through his bank due to the lack of comps in the area, as in this is the only duplex/ quad within 30 miles.

If my guys and gals I fund want to use them I don't care I just don't want to deal with them.PS I like the car business if I was not doing this I would own a dealership... and I would finance sub prime auto debt.. big money in that these days.a few of my fishing buddies own big stores like Toyata and Chevey stores they as you well know make bank..

@Brit Dunlop  Yes its definitely commercial loans - mixed use. your best bet is probably a local bank or try to get it at seller financing.The good news is the 2 apartments shouldn't be hard to fill in, the shop could take longer. are you dealing through a broker or the seller directly??
