if you include the processing, underwriting, credit report, doc prep fees)75% LTV1.11x DSCR30-year term with IO for the first 10 months Prepay is unclear but assuming "Hard 60 Months" = 5% for five years (another reason this is a rough/shady TS - its not clear at all what the prepayment provision is - nobody knows what "hard" means)I don't know the exacts of the deal, but the pricing is also poor in my view, we would probably be around 8.25% with the 4.35% points or with a more reasonable 2% fee (instead of 4.35%) if at the 8.875% rate.

I would suggest doing further analysis on some flips, brrrr’s, or if the risk tolerance isn’t that high at least targeting a “value ad” approach where a mildly distressed asset is your new target focus, and you can do minimal renovation like paint and light fixtures and get a more premium rent…now hold it as is for 6 months in a bridge loan, wait and see how it goes but then pull as much capital back out on a refinance to do this twice in a year.

You can still run a CAP rate because the formula remains the same, but just be aware that no other investor or lender is going to take that as the true value of the property; rather, the value will be based on comparable sales.Cash on cash / bottom line cash flow (after debt service and all expenses) is a more accurate analysis for smaller multifamily properties.

If the customer wanted a more detailed scope of work and itemized cost breakdown, I had some easy to use software I would use to prepare a proposal with costs further broken down into increments like rough carpentry, finish carpentry, cabinets, etc.

Considering the lack of disclosure, inspections, and other guarantees baked into a standard market sale it doesn't seem to me like buying a foreclosed property at a 4% discount makes good sound sense unless there is a way to get a competitive advantage in the space.So, in theory "yes", but ideally this space will cool off and that discount will grow to a more reasonable risk-weighted level
