I have been self employed for a decade, I find that my net income usually gets taxed around 20% at $90k gross($75k net) You absolutely need to pay quarterly payments if you are self employed, and it will benefit you to have a professional do your taxes to help maximize deductions.

And honestly, I have and had no desire to in the first place, I just absolutely hate wondering sitting where things in the workflow are and who is waiting on who. 

@Ross Denman I absolutely understand where you're coming from.I'm absolutely against the "predatory" approach, as you call it.I'm not really referring to attempting to wholesale a wholesale deal. 

The answer is absolutely not.

I don't spend much time in Richmond (even though I live there) but I absolutely recognize the potential.

@Lois Ginter & @Gunnar Sevart I absolutely agree that using a real estate agent can be powerful, but right now I only have the one unit so it is cost prohibitive.

Given all that, I would say we need quite a bit of income (to be defined) from real estate, which leads me to think high end residential/commercial rentals (though I am new, so can absolutely be wrong). 

Absolutely make sure if that price includes material.
