I have been self employed for a decade, I find that my net income usually gets taxed around 20% at $90k gross($75k net) You absolutely need to pay quarterly payments if you are self employed, and it will benefit you to have a professional do your taxes to help maximize deductions.

And honestly, I have and had no desire to in the first place, I just absolutely hate wondering sitting where things in the workflow are and who is waiting on who.

Given all that, I would say we need quite a bit of income (to be defined) from real estate, which leads me to think high end residential/commercial rentals (though I am new, so can absolutely be wrong).
