I’m posting this on PRO forum because I’m wondering if anyone has experience with this.

I'm assuming these properties are sold as is, but am wondering some ways to go about having a solid due diligence process. 

I just received all of my course material from Allied Real Estate Schools and was wondering if anyone else was starting their 180 hour segment around the same time and if you would be interested in a study group to push/help each other?

A couple of tips:- Get mass saves to come out to do an assessment.

I was just wondering if when you make an offer like that, do you explain your reason to the seller or seller's agent or just present the number?

That makes sense about focusing on the portfolio as a whole - I'd love to invest in both markets in the long term, but I had wondered if starting off with just one would be easier to start off with.

I was wondering if anyone can give advice on getting their spouse on board?

I've even had several interactions with these individuals via social media and one in person meet up, but was turned off by their general demeanor and the lack of willingness to share basic tips in return for my own knowledge on digital platforms. 

So I wonder would others let this go? 

Property needs total rehab and was wondering if anybody has experience with total rehabs, what kind of check list do you use, what should I be looking for.
