I would also require as high a deposit as you can legally take, and get timestamped pictures and notes of everything before they move in, and keep the pictures safe. 

Look for an organized real estate course and proven system that has synergy with your big picture goals.

I learned, if you want to succeed in real estate, "You have to be in Motion."

You can try leading with a different picture to catch the eye, use a different title, offer a move in bonus, something to break out of the negative, skip this home syndrome.

If I were to go all AP, I just picture it looking this way: 123 Main St LLC, Trustee of the 'insert your own name here' trust. 

Most CPAs wouldn't charge below 3,000 for that many units -- and that's not considering the rest of your tax picture.
