Annual property inspection

Mary C Carter
Posted

Hi,  I have a rental property and I need to know what to include in an annual property inspection.  Does this inspection need to be the same type of inspection as when purchasing a property?

@Mary C Carter A home inspection when purchasing a property is not the same thing as an annual inspection with a tenant in place. We do our yearly inspections just before offering a lease extension. We want to be sure they are taking care of the property, no damage, no unauthorized pets/people, etc. We don't do a white glove test but we check all rooms, yard, look for damage, make sure they are keeping it clean, free of trash, free from insects, talk with them about their future plans, etc. If all looks good, we offer an extension. We also do quarterly (light) inspections while changing out the furnace filter. A once a year inspection is not quite enough especially these days.
