You can do a "temporarily off market (TOM)" status or just withdraw it. 

But the problem is when there is a change in status of the listing for any number of reasons (including SOLD) Zillow is very slow to update status.

A duplex doesn't require meeting the self - sufficiency rule, but a 3 - 4 unit does require meeting that rule and with the high prices in CA that doesn't always work.Self-Sufficiency Rule:The maximum mortgage amount for 3-4 unit properties is limited, so that the ratio of the monthly mortgage payment, divided by the monthly net rental income does not exceed 100%, regardless of the occupancy status.

There was also a great podcast episode on November 29, where the guest (Monick Halm) gave a great process (indicators) to determining where to invest out of state. 

Guest's log in and out with their own logins as needed.  

There are other tax implications in regards to this status.

I try and take notes of recommended books by hosts and guest speakers for both business and RE, and It would save me a lot of time if someone already has a running list.

I pay a monthly fee now for management and pool, as well as the cleanings in between guests, bug service, etc and wish to find someone who does this type of property management.  

It brings along a mutual sense for all parties to organically maximize revenue and guest experiences.
