I am debating between house hacking in the Bay Area for my first property or buying my first property out of state with the help of a property management company.

Dear all,Trying out a particular style of real estate investing for the first time can be a major psychological hurdle to clear.

They rely on the home owner to do the coordinating, but they both expect submissions and approvals from each other all at the same time.

I have already rented my first property and am excited to continue on to the next.

If by real estate business you’re implying you have little or no money to invest but are contemplating using one of the guru inspired methods (subject to, “wholesaling” , fix n flip) to create cash flow, I’d encourage you to do research on the true success/failure rate of people who engage in these endeavors, the amount of money the successful operators spend monthly on marketing, and the real time commitment and knowledge and experience necessary for success.  

Look at houses maintained by homeowners with this mindset and you'll see how much can be done to repair what you already have and how decent repairs can last a long time and be perfectly suitable especially for a rental and often at a small fraction of the replacement price.

Should I wait or should I do it now and not try to time the market?

Is there any minimum period of time the first replacement property  needs to be held before using in a 1031.   

First, are the current unsubsidized tenants paying properly?
