The property is currently zoned R-5 but sits right on the urban growth boundary of the city which means as soon as the boundary moves the property would be sub-dividable.

@David Denney, you've got another potential problem besides the 1/3 partner that you're keen to move on from. 

Perhaps could argue you had to relocate for work and write off some moving expenses... 

(Side note I do live in a small town so may have to look in the larger city of Columbus which is an hour away, I've even thought of buying a home and offering it to a full time employee to move to this area but not sure if that would just create more headaches in the long run)

I think that Bakersfield is poised to be a great market moving into the future because we have a lot of new construction happening from the Outlets, to Tejon, to Hard Rock, and that is only a few of the larger things that is happening in the area. 

Californians have really moved in up on the peninsula and are making life quite difficult for natives who don't drive 85 miles an hour in a 35.

Looks like you are off to a good start making moves and working to build your real estate portfolio as well as building a business for yourself and working for yourself.
