@Ariel BullingerMost of the fourplexes in Las Vegas are in undesirable areas (C/D) and I do not recommend investing in them, especially with the run up in prices.

The portfolio is in a tertiary market, mostly C/D properties and all Section 8.  100% occupancy and multiyear leases in place on all the units.

Hi Kevin, I think I answer one of your other forums I been investing in SD for about 3 years, so feel free to shoot some questions you may have. but first advice market is hot here or very slow but there is a lot of player some not experience but with a lot of cash that will take your deals at overprices that dont work out. but some people here think that making 6% return on there flip is good, go figure.
