Florida, Texas, Vegas...Don't know where to house hack!

Hello BP community!

My name is Ariel, and my husband and I are currently living in Cartagena, Colombia.  We've been here for a little over a year, just having an adventure before we have kids!

We are headed back to the States in April, and we don't know where to move!  Before Colombia, we lived in Orange County, CA, but we don't want to move back to CA because it's expensive.  

Now we're looking at other beach states, and I'm having a hard time getting a feel for markets from countries away!  We really want to live near the ocean...or in Vegas.  We're hoping to house hack with a fourplex.  As it stands, we're looking at the following places:

South Texas

Coastal Florida

Coastal Georgia

Coastal South Carolina

Las Vegas

Our top picks are Texas, Florida, and Las Vegas.  I haven't seen a lot of fourplexes in Texas, but Vegas and Florida seem to have plenty.  Florida's are more expensive, but I've been reading that the rental market in Vegas is not great?

I have BP alerts set, so I'm absorbing tons of info from the forums on these places.  That being said...I'd like to know your opinions!  Where is the best place to house hack?  I'm totally willing to do some rehab.

I obviously have lots to learn before we take the plunge, but I'd like to hear some opinions from you, people who live/have lived/have invested in these places!
