Weather is perfect as you get all 4 seasons but no extremesPersonally, I love the airport. 

Thus, in a bathroom, some type of waterproof/water resistant flooring would be necessary, but bedrooms could have bare plywood or OSB floors if you didn't want to pay for anything else.

It's not that San Diego properties can't have these issues but the harsher weather conditions in some of the cheaper markets can have a toll on your investments.   

One thing that did happen a few months ago, we had some windy weather, I put the recycle bins out the night before and the next day she came back home an said that there were scratches on her car.

Also a back patio would be nice in the better weather. ( I am in Texas.)

I know people are going to give opinions on weather or not to invest long distance, but in my opinion everyone that has invested long distance has taken that same first step, its just a matter of deciding, commit and taking action, eventually you'll be connecting with the right people and be doing great deals.  

Wholesalers will also resist putting down a reasonable earnest money deposit.

A relativley small change in weather can send millions to relocate.At this point about half of my clients are relocations from the "sunbelt" - soon called the dustbelt - to the waterbelt, formerly known as rustbelt.

It really comes down to the laws, how well you know them, your personal preferences, weather, and about 17 other factors. ;)I am 100% long-term leases, but that's what works well for me and my business in our given market.

Then my cost is fixed and not subject to rising natural gas prices or varying usage and weather conditions in the future and obviously once the system is paid off will significantly improve cashflow on this property.
