I second the smoking/vaping reason. 

The amenities such as shopping, transportation, restaurants, etc are more limited at this time so the demand is lower.

So... a CFL being a Mortgage Banker offering the rates of that specific bank...and a Mortgage Broker being someone that shops for the best rate...that being said...if I am correct...what has been the difference in percentage you have seen being offered on a 80% LTV 800 FICO...A+ borrower.250, .375, .875

I wound up paying 1/8th of a point to extend the rate lock since I was shopping so far in advance, but for that they extended the lock and brought cash to close!

You get your buddies together with some beer and start pouring concrete for the kind of big shop/garage you're talking about, maybe digging a trench through your backyard to bury a 16-gauge extension cord spliced into your duplex's panel, oh Mama, you're going to be in for a very ugly surprise. 

You won't be able to beat the terms you have though.If you capture that equity (70-75% of value), then you can shop. 

I've also been shopping for a 4 family in the Milwaukee area and have some to the same conclusion as @William S. 

Don't be afraid to shop around on your variable rate loans..

Yes, some people are educated enough that they can do their own shopping and contracting.
