To all the Canadian investors out there, has anyone come up with a creative and LEGAL solution to claim back the HST ITC's on expenses for residential real estate?

The front and back yards had been used as a junkyard, with things like concrete masonry units (cinder blocks) stacked in pyramids, 2x4s throw haphazardly around, pieces of OSB and plywood stacked against trees, and piles on piles of old siding.

Go to flooring supply stores, there are couple of solutions outside of “home” improvement.

Home Depot is able to special order it but was wondering if there was a better solution/supplier.

Has anybody else in a similar situation found a win-win solution?

We intend on keeping most of the tree cover on the edges of the property to keep the "in the woods" look and we will be positioning the house so the neighbors' houses aren't as obvious to give it more of a "secluded" feel (although it will also have a larger back yard, etc.)

A flood policy is a possible solution but it has restrictions on what is covered in a basement and what constitutes a flood.

And with the intent of never actually purchasing the property, let alone having to rehab and then rent or market it thereafter, Wholesaling is the fastest way to develop the most valuable skills of deal finding and deal making.How is that for a "solution"?
