I don't know the OPs particulars, but it all depends on 1) if you know where they are to serve them, 2) having a case, 3) the value is large enough, 4) if they have motivation to pay after judgment or assets for the sheriff to sell.It costs us in NC $96 + $30 sheriff service to file a money owed case.

During the open house, she makes herself available to answer questions and reinforces the CL ad in terms of 1) what the rental criteria is to be considered a qualified applicant; 2) that she, all things being equal, rents on a first-come, first-serve basis from among the pool of qualified applicants; and requires a check for the first month's rent plus security deposit at the time of application--most applicants of which complete the application on the spot.

The application fee can serve the purpose of weeding out tire kickers, paying for a credit check, or reducing the amount of time spent showing the property to those who are truly interested.

Therefore, if you serve them a 3 day notice now, and they don't pay rent in three days, you can take them to court and have them evicted.

If the tenant doesn't file an answer in court or show up then judges can only grant eviction and not a judgment unless the tenant was personally served and signed for the notice from the police officer and not just mail or tack to the door.
