I have the capital to put 25% down for a conventional renovation loan, but the only thing is no one will lend me money if I tell them i want to flip the property in 2 months. 

@Andrew Caton1) broker emailing you entails emailing many others on the same DL2) if you want to be taken seriously, before bringing a deal to an experienced syndicator, make sure you underwrite it and do your own initial evaluation to proof it pans outMy best!

We do about 15  syndications a year, and we don’t want our repeat investors looking at other sponsor’s deals because our terms are considered out of line.

Are you taking place in a small syndication or partnership? 

I hear that seller financing is a popular strategy to acquiring an asset without the conventional lending.

No local bank is MA will lend less than 25% on investment.   

I am hoping to get together with others that want to discuss and learn more about Real Estate, especially Multi Family, buy and hold, syndication, partnering and how to benefit from tax incentives for RE. 

Your credit score will help - Lenders don't want to lend to owners with history of bad debt, etc.
