Loan Downpayment - NH and MA

Has anyone used a lender that will allow for less than a 25% down payment on a 2-4 unit multi-family investment property?  I am looking in New Hampshire (NH) and Massachusetts (MA).  If so, are you willing to make a referral?

@Joe Pearson NO!  That's mortgage fraud and it's a felony.

FHA actually checks up on "occupancy fraud" and it's more than checking that mail is going there and the lights are on.

Don't mess around with this stuff.  It's not worth the risk.
