I think it's important to share these stories along with the successful "wholesaler" stories out there. 

Put it in whatever name you are prepared to take ownership in if you cannot successfully unlicensed broker the deal to someone else.

I’ve read and heard some people have great success with foreclosed homes.

But that is something the vast majority of people do not think about (or won't be able to - imagine a successful dentist that runs a local practice).It will be interesting to see how the Bay Area and SoCal deal with housing.

I focus on vacant land and have had great success but I would like to dip my toes in the housing market by acquiring a multifamily property. 

Those success stories are few & far between and they "normally" don't do it as quickly as portrayed.This is not to discourage you, but to give you a dose of reality.

But my purpose for the post was to get feedback from investors who have seen success.
