Interestingly - it seems that I've picked exactly the same sweet spot that Ryan B mentions above (75k at 900-975/mo), I'm just looking to get them 2 at a time by buying duplexes, and stretch the Fannie Mae bullets a little further.

Ideally if I could do the finance part of the 20%- 25% with a private backer or do a heloc on my home (not a ton of equity though) to keep from getting stretched too thin on cash reserves.I don't know anything about wholesaling but could be something to look at.I believe these numbers are pretty accurate and would hate to pass on a potential home run and I could definitely use the cash flow.I guess I am looking to see if this fits the "home run" scenario.
