does a trustee sale HAVE to happen in foreclosure?
i have a tax lien on a property that i will likely have to foreclose on. this is a situation where i made a loan to a homeowner for property taxes and they have defaulted on the note.
i want to keep the house, i don't want it to go to auction. does texas require that it go to auction first?

"Making a loan to a homeowner for property taxes and they defaulted on the note" is not the same thing as a "tax lien". Do you have mortgage on the property? Am I missing something?
