Also is it hard or expensive to install a fan/vent in a bathroom that doesn’t have one?

If you bring him a real good work up and your resume/financial wherewithal, it'd bolster your case.You can fix the dryer when you do the roof with vents for the dryers (and bathroom fans). 

So if you wouldn’t mind sharing some strategies with me, does that seem reasonable and would would you do anything different if you were in my shoes?

.$40K is definitely enough to buy an out-of-state SFR for cashflow, but I'm not a big fan of that strategy.

Then you multiply it by 100.I have always been a buy and hold fan, so I am biased toward that.

However the one thing I am not a big fan of is the funding fee. 

If I were in your shoes, I'd pick which area you'd most likely want to live and invest second.

I'm not a fan of the Genuine Sortawood cabinets the big box stores sell.But I have B to B- rentals, you  might be working on something way more high end.
