The good, less money up front,  the bad: MIP and lower cash flow.

I don't have a ton of money to market but I have time in the evenings and weekends to maybe somehow try to find some sellers I just don't know for sure how I am going to do that yet, so if you have any ideas or maybe you were in my my situation at some point what kind of things did you do or what would you suggest?

You can invest your money in stock and sit back and literally do nothing and get some reasonable returns.

They are probably aware that the tenant will stop paying at some point in the next 2+ years and they want to recoup their money ASAP.

Don’t forget, we are hard money lenders, so we are used to financing borrowers who aren’t necessarily strong.

@Ben LeeIf you can move the equity to another deal that makes you more money then sell the condo and buy a SFH. 

My niche was looking for areas that were run down but getting ready to gentrify (or so I thought, sometimes it's just a guess or gut feeling :-)Drive around the areas you have selected as possible money-makers and then drive, drive, drive.

There might be only one person in the whole show with 100’s of vendors and and thousands of visitors making money.
