I travel there more than I should and never thought about the short-term rental market until now.My biggest concern is always the permitting/compliance when entering a new state/city but they have an entire page dedicated to it so that makes life easy.That being said is there anything that a "non-local" should know about besides the regulations?

You gotta be careful with the licensing as it's a changing environment all the time and there's not necessarily clarity in some instances what kind if any licenses are needed.

@Mary Jay A transfer most likely will trigger the Due on Sale clause (DOS) - and while in the past, in an environment of falling interest rates and prices might been a rare occurrence, like they say, past performance might not apply to future results, and with rates increasing and "aged" loans (where the bulk of the interest was already collected, since you pay most at the beginning part of the amortization schedule) the banks might be more interested in collecting on the DOS clause and redeploying the money at higher interest (especially if the valuation of property makes for an easy sale in case of foreclosure).

Some bad landlords allow this to occur, but he went on to say that that because rentals are much more regulated by the city than houses owner-occupied there is a higher rate of owner-occupied houses that become seriously neglected rather than rental properties.

Since then I've been scouring for more info, youtube is a great resource, and it's how I found BiggerPockets.One major problem with all the info out there: it's mostly geared towards the United States, and Canada is a bit more challenging where financing and real estate regulations are concerned.
