It's a great opportunity for my family to have some additional income down the road.But man, it is tough telling a young family with 3 kids that aren't going to be allowed to rent the house due to prior collections owed to landlords and vehicle companies.

Ideally you (the lender) would be a passive partner in the company, take a percentage of the net profit from each deal, and not be involved in the day to day operations.

There are investors who offer them but they usually oly offer 60-65% LTV/CLTV plus it required No income - just rents.

While the offering may be exempt from registration under one or more of the exemptions available (typically general exemption for private offerings), the act of selling a partnership interest to a passive investor itself will result in a much greater likelihood of future litigation than obtaining a loan would.
