@Johnny KulaNo matter how good a deal looks on paper, once you have a property in a "bad" neighborhood, vacancy, maintenance and vandalism will eat up profits.

Truth is, if you get a paper copy of the offer, you might be able to take the offer directly to the seller yourself (depends on the laws in your area).

@Dion DePaoli  yes I learned of the Howey test . the State of Oregon gave it to me chapter and verse so I had to do a RE paper offering. it was the common enterprise.I think @Bob Malecki there could be a little bit of confusion of what each of you think of as a partial.I am thinking Bob thinks its just buying a set amount of cash flow.. or partial amount payments..
