Building a Strong Team Culture:What activities or strategies do you use to build and maintain a strong team culture?

Building was about the same cost as buying used. 

Are there particular parts of the neighborhood that are recommended?

For the hot water I am not sure if you can seperate him from the rest of the building at least you won't have other tenants complaining.
