I recommend you buy the book The Mobile Home Park Manifesto and connect with the author (a broker).  

I use the mobile interface a lot and it even has a mileage tracker. 

I found someone that answered the phone right away and was very great to talk to but then the google reviews were 2.9 and it was very scattered there would be a 1 star review followed by a 5 star review.

@Brian ChoiI would say your best bet may be to ask if they do commercial loans if you are looking at an apartment that is more than 5 units and if they do lend on that show them the numbers using the calculator so you can present yourself well rather than just being another voice on a phone.

*Warning - Long response*On my first HH I had a similar situation I inherited two tenants (one is still renting from us) and the other had a German Shepherd would not answer the phone/email and did not pay rent and the unit was pretty rough from their way of living.

Their opportunity to get a referral fee (which won't cost you anything) for the effort of a phone call or an email will guarantee they won't be offended.4.
